1. Acceptance of Terms

By accessing and using the Southfork Stays website (southforkstays.com and associated domains), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our website. These terms apply to all visitors, users, and others who access or use the website.

2. Website Purpose

This website is operated by Lost Sheep Property Management on behalf of the property owners. The website provides information about a vacation rental property located at Parker, TX 75002, and facilitates inquiries for potential bookings during the FIFA World Cup 2026 period (June 11 – July 19, 2026). The website is informational in nature and does not constitute a binding offer to rent.

3. Booking and Reservations

Please note the following regarding bookings:

  • Submitting an inquiry through our website does not guarantee a reservation. All bookings are subject to availability, guest screening, and owner approval.
  • Bookings may be made through third-party platforms (Airbnb, VRBO) or directly with the property manager. Each booking method is subject to its own terms and conditions.
  • For direct bookings, a separate rental agreement will be provided that governs the terms of your stay, including cancellation policies, security deposits, and house rules.
  • All pricing is provided upon inquiry and is subject to change without notice. Rates may differ from those on third-party platforms such as Airbnb or VRBO.

4. Security Deposit & Damage Protection

To protect the property during your stay, we offer two options:

  • Option A — Refundable Security Deposit: A $5,000 refundable deposit is collected before check-in and returned within 14 days of checkout, minus the cost of any documented damages, excessive cleaning, or missing items.
  • Option B — Guest-Purchased Insurance: In lieu of the security deposit, guests may purchase a qualifying vacation rental damage insurance policy with a minimum of $5,000 in coverage from an approved provider. Approved providers include battleface (battleface.com, Discovery plan with Vacation Rental Damage add-on) and Generali Global Assistance / CSA Travel Protection (vacationrentalinsurance.com, Travel Secure plan). Proof of active coverage must be provided at least 7 days before check-in.

Regardless of which option the guest selects, the property owner reserves the right to pursue additional claims for damages exceeding the deposit amount or insurance coverage limits. We also carry our own supplemental damage protection for the property. A pet fee applies for guests bringing pets, as outlined in the House Rules.

5. Property Information

We make every effort to ensure that property descriptions, photographs, amenities, and other information on this website are accurate and up to date. However, we do not warrant that all information is complete, current, or error-free. Minor variations between the website presentation and the actual property may exist. Photographs may show the property at different times of year or with staging that may differ from the actual condition during your stay.

6. House Rules

Guests are required to comply with all House Rules as published on this website and in the rental agreement. Violation of house rules may result in immediate termination of the rental agreement, forfeiture of deposits, and/or additional charges. House rules include but are not limited to noise ordinances, occupancy limits, smoking restrictions, pet policies, and pool safety requirements.

7. Intellectual Property

All content on this website — including text, photographs, graphics, logos, icons, and design elements — is the property of Lost Sheep Property Management or its content suppliers and is protected by applicable copyright and trademark laws. You may not reproduce, distribute, modify, or create derivative works from any content on this website without prior written permission.

8. Third-Party Links and Services

This website may contain links to third-party websites and services (including Airbnb, VRBO, Google Maps, WhatsApp, and social media platforms). We are not responsible for the content, privacy practices, or terms of service of any third-party sites. Your use of third-party services is at your own risk and subject to their respective terms.

9. FIFA World Cup 2026 Disclaimer

Southfork Stays is not affiliated with, endorsed by, or officially connected to FIFA, the FIFA World Cup 2026, or any related organizations. All FIFA-related trademarks, logos, and references are the property of their respective owners. References to the FIFA World Cup 2026 are made solely for informational purposes to describe the property's proximity to tournament venues and the availability of the property during the tournament period.

10. Limitation of Liability

To the fullest extent permitted by law, Lost Sheep Property Management and the property owners shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of this website or any booking made through it. Our total liability for any claim arising from the use of this website shall not exceed the amount paid by you for the relevant booking, if any.

11. Indemnification

You agree to indemnify and hold harmless Lost Sheep Property Management, the property owners, and their respective officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorney's fees) arising from your use of this website or violation of these Terms of Service.

12. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any disputes arising from these terms shall be resolved in the courts of Collin County, Texas.

13. Changes to These Terms

We reserve the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated "Last updated" date. Your continued use of the website after any changes constitutes acceptance of the revised terms.
