
House Rules
A few guidelines to ensure a great stay for everyone
We want you to feel completely at home during your stay. These guidelines help protect the property, respect the neighborhood, and ensure a smooth experience for everyone. If you have any questions, just ask — we're happy to clarify.
Smoking & Substances
- No smoking inside the home. Outdoor smoking is permitted, but all cigarette butts, cigar remnants, and any other smoking debris must be cleaned up and removed before checkout.
- No illegal substances on the property.
Noise & Events
- No loud parties. Small gatherings (up to 20 people) such as BBQs and watch parties are welcome and expected.
- Quiet hours after 10 PM — Parker is a quiet, residential community. Texas courtesy goes a long way.
Fire Safety
- No outdoor fires except in the designated fire pit area.
- All outdoor fires are subject to any active city or county burn bans — we will notify you of any restrictions.
- No fireworks on the property.
Photography & Commercial Use
- The property may not be used for commercial photography, videography, or film production without prior written approval.
- Personal photos and videos for private use are of course welcome.
Adult Content
- No adult content production or sex work on the property.
Plumbing & Septic System
- The property is on a septic system — only toilet paper may be flushed.
- No wipes (even "flushable" ones), feminine products, grease, or harsh chemicals down any drain.
- Please report any slow drains or plumbing issues immediately so we can address them before they become a problem.
Utilities & Electrical
- City water supply (not a well) — safe to drink from the tap.
- Standard US 120V electrical outlets throughout the property. International guests may need a plug adapter.
- The home has tankless water heaters, providing an endless supply of hot water — no waiting or running out, even with a full house of 10+ guests.
TVs & Entertainment
- 4 Smart TVs: master bedroom, living room, lounge, and outdoor patio — all connected to Wi-Fi.
- There is no cable or satellite service. All TVs are streaming-ready.
- We can set up a streaming service (Netflix, Hulu, etc.) at no additional cost for the duration of your stay — just let us know your preference.
Pool & Water Slide
- The pool is 8 feet deep. There is no lifeguard on duty. Guests use the pool at their own risk.
- No diving.
- No glass containers near or in the pool area.
- Children must be supervised at all times in and around the pool.
- The water slide is designed for one person at a time and has a maximum weight limit of 225 lbs.
Chickens
- There is a chicken coop on the property — guests are welcome to observe, but please do not open the coop, handle, or interact with the chickens.
- A caretaker will visit the property on a nearly daily basis to care for them.
Pets
- Up to 2 pets are allowed (cats or dogs), each no more than 20 lbs.
- The yard is not fully fenced — pets must be supervised outdoors at all times.
- Important: the property borders a creek and natural predators (coyotes, bobcats) are present in the area. Keep pets indoors after dark.
- Please let us know about your pets when you inquire.
Country Setting & Wildlife
- This property is in a rural, country setting in Parker, Texas. While the area is peaceful and beautiful, it is home to native wildlife.
- You may occasionally encounter snakes, spiders, mice, rats, skunks, armadillos, coyotes, bobcats, or other creatures. Sightings are unlikely but possible.
- These animals are generally harmless and are a normal part of the Texas countryside. We recommend keeping doors closed and being aware of your surroundings, especially at dusk and dawn.
- By staying at the property, guests accept the inherent risks of a rural environment and agree that the property owner is not liable for encounters with wildlife.
Parking
- Park on the circular driveway only — please do not park on the grass or lawn.
- We can accommodate 6+ vehicles comfortably.
Guest Responsibility
- The primary renter is responsible for the actions of all guests in the home.
- All guests should be identified in advance as part of the booking process. The primary renter must be at least 25 years old.
- Please respect property boundaries and neighboring properties.
Check-in & Check-out
- Check-in and check-out times can be coordinated to fit your travel schedule — we'll work with you.
- Keys will be provided via a secure lockbox. Instructions will be sent before your arrival.
Access & Keys
- The property has deadbolts and keyed locks on all entry points.
- Do not share lockbox codes or keys with anyone who is not a registered guest.
- If you are locked out, contact us and we will assist you promptly.
Security Deposit & Damage Protection
To protect the property, we require a $5,000 refundable security deposit, returned within 14 days of checkout minus any documented damage costs. Alternatively, guests may waive the deposit by purchasing a qualifying vacation rental damage insurance policy with a minimum of $5,000 in coverage from an approved provider such as battleface or Generali Global Assistance.
